I’m hearing the same question from Boca Bayou condo buyers right now: should I buy now or hold off for next year? As of late May 2026, Freddie Mac reported the average 30-year fixed mortgage at 6.53%. Earlier in the year, rates had dipped below 6% and then moved back up. At the same time, Fannie Mae’s May 2026 forecast still includes 2027 projections. This tells us the industry is watching next year closely, but forecasts are still just forecasts. That is why market timing in June 2026 is less about guessing perfectly and more about understanding your budget and goals. You should also look at the condo options available now.

 

Why Waiting for 2027 Might Help Some Condo Buyers

There is a fair argument for waiting. If mortgage costs ease later in 2026 or into 2027, some buyers could see better affordability and a lower monthly payment. Fannie Mae said in its earlier outlook that mortgage rates were expected to move below 6% by the end of 2026. Additionally, Florida Realtors has also pointed to easing mortgage rates as one reason market momentum could improve. If your purchase depends heavily on lower borrowing costs, then market timing may favor patience.

But waiting only works if the rest of the equation improves too. If rates fall and more buyers jump back in, competition can increase. In that case, a buyer may save a little on financing but pay more for the condo itself. They may also lose negotiating leverage. That is why I tell buyers that market timing is never just about rates. Moreover, it is also about inventory, pricing, and how many other buyers are sitting on the sidelines waiting for the same signal.

 

Why Buying Now Can Still Make Sense for Condo Buyers

There is also a strong case for buying now, especially if you find the right condo. Florida Realtors reported 9,309 condo and townhouse closed sales in April 2026, up 6.9% year over year. New pending sales increased by 14.7%. Nationally, NAR said existing-home sales rose 0.2% in April 2026. NAR also noted that buyers are taking more time before making decisions. As a result, this creates a market where serious buyers can still find opportunity without the intense pace we saw in earlier years.

For Boca Bayou condos, this matters. If a condo is well-priced, well-located, and fits your lifestyle, buying now may give you more room to negotiate. You may also have more room than you would have in a lower-rate, higher-demand market. Good market timing is sometimes about acting when competition feels manageable. It is not about waiting for conditions that may or may not arrive exactly as expected.

 

My Take on Market Timing in Boca Bayou

Because I live and work in Boca Bayou, I look at market timing through a condo-specific lens. Boca Bayou is a waterfront community in southeast Boca Raton. Condo buyers here are usually weighing more than interest rates alone. They are also thinking about monthly carrying costs. Moreover, buyers consider building condition, location within the community, and long-term livability.

My honest answer is this: if you need certainty, waiting for 2027 may feel safer, but it is still a guess. If you find the right condo now and the numbers work for your budget, buying in 2026 can still be the smarter move. The best market timing is personal. It comes down to your finances and your time horizon. It also depends on whether the right Boca Bayou condo is available today.
